Cracks, bulges and chips in stucco are not just cosmetic. Left unrepaired, they let water seep behind the coating and rot the sheathing underneath, turning a small fix into a structural repair. Most stucco damage, though, is straightforward, and Calgary Parging has finish-matched thousands of Calgary walls since 2012.

Repairs often pair with a fresh finish; see our stucco painting work, or our full stucco repair and recoat service. Holes in foam or EIFS panels are frequently woodpecker damage, and stone or brick elements fall under masonry services.

When the damage keeps returning in the same place, the fix is usually drainage rather than another patch. See what a rainscreen re-clad involves and why scaffolding and substrate condition, not the stucco itself, drive that number.

Repair by repair

Common repairs: what they involve

Not sure which repair you need? Here is what each job actually includes on site, from a one-visit patch to a full wall rebuild.

EIFS, a layered foam-insulation system, is priced separately: removing loose panels on a large home (about 1,400 sq ft) runs around $62,100, while targeted EIFS restoration at leaking window points runs about $8,700.

Cost factors

What drives the price

Two stucco repairs of the same size can land at very different prices. These five variables move a quote up or down the most.

Factor Effect on cost
Size & depth of damage A chip is a fraction of a wall replacement. Priced by area and whether substrate repair is needed.
Access & height Upper-storey or peaked sections need scaffolding, typically $4,000 – $12,900.
Finish & colour match Texture and colour blending add labour; custom colour matching adds $230 – $575.
Substrate condition Water-damaged sheathing or board must be replaced first; add $575 – $2,300+.
Season Stucco cures best above 5°C in dry conditions, typically April through October in Calgary. Off-season repairs require heated hoarding to hold cure temperature, which adds labour and equipment cost.
Home type Common issues Cost
Single-family (stucco) Patches, bulges, window flashing $975 – $4,150
Two-storey Higher access; scaffolding likely $1,700 – $5,750
Stucco townhouse Bulges, cracks, end-wall wear $1,400 – $4,000
Condo (partial EIFS) EIFS window leaks, section replace $8,700 – $62,100
Chimney (heavy damage) Full recoat or partial replace $3,000 – $9,650

Which do you need?

Repair or recoat?

The right call comes down to how much of the stucco has failed and whether water is getting behind it. Here is the quick rule of thumb we use on site.

Patch

When damage is localized

Best when damage is localized, recent, and the surrounding stucco is solid. Patches save money up front, though seams can show if the finish is not carefully matched.

Recoat or replace

When it is failing widely

The move when several areas have failed, water is getting behind the finish, or the stucco is 30+ years old. A recoat gives a uniform finish and fixes the moisture path behind it.

Stucco repair cost FAQ

Don’t see your question? Call (403) 727-4464 and the crew will walk you through it.

How long does stucco last in Calgary? +

Properly installed with quality material, 20–40 years. South-facing walls weather fastest under sun and freeze-thaw.

What is the difference between stucco and EIFS? +

Stucco is a cement coating applied directly to the substrate. EIFS adds rigid foam insulation, mesh and a finish coat, which gives better insulation but a more complex, water-sensitive repair.

Is stucco damage covered by insurance? +

Insurers may cover stucco damage from a sudden, accidental event such as a vehicle impact, falling tree or severe windstorm under the "sudden and accidental" damage clause common to Alberta home insurance policies. Age and weather deterioration are treated as normal wear and are typically excluded. Review your policy wording or confirm coverage with your insurer.

Do you offer a warranty on stucco repairs? +

Yes. New stucco installations carry a 10-year materials and workmanship warranty, and we stand behind the workmanship on every finish-matched repair. See our full warranty.
